Step 1: Book a listing consultation
In a listing consultation, we will meet to determine your needs regarding selling your home. We’ll discuss:
Your ideal listing timeframe
Your needs regarding sales price
Projects or updates you are interested in completing
Property specific knowledge you have about the home
Your desired experience as a seller
We will also complete a property walkthrough to evaluate the current condition of the property, take any specific photos more measurements that are needed, and note areas where updates could be made to improve property value.
After our listing consultation, we will put together a property specific plan for listing your home. We’ll include:
A list of suggested updates to maximize the sales price of your home (keeping in mind your ability and preferences regarding completing updates)
A complete timeline from present to listing day to help you successfully plan for when to complete projects and when to list
A current price opinion to help you understand where your home could sell with or without updates in today’s market
A fully broken down cost sheet so you can understand your exact costs involved in listing and your anticipated profits

Step 2: Get it market ready
Once you’ve settled on a listing plan, we’ll work with you to ensure your home is ready for marketing and listing day. Depending on your plan, we'll:
Provide recommendations for contractors to complete any outstanding projects
Provide specific recommendations for paint colors, furniture arrangement, and organization to help your home appear its best
Coordinate professional staging (when appropriate)
Provide recommendations and help coordinate professional cleaning
Provide suggested project timelines to ensure your desired listing date is met
Help coordinate necessary professional inspections to prepare for listing day
Once your home is looking its absolute best, we’ll hire professionals to:
Shoot high quality, attractive listing photos
Create a 3D Matterport Tour
Create a professional floorpan
Shoot drone exterior photos (when appropriate)
We will work with you to finalize a listing price and marketing plan to maximize your sales price in current market conditions.
Step 3: Get it sold!
Once your home is ready to list, we’ll kick your custom, property specific marketing plan into gear! All of our listings include:
Direct marketing to brokers and clients with interests matching your home’s area and price point
Targeted social media and internet marketing
Open House(s)
Widespread marketing through Zillow, Realtor.com, and other third party sites
Widespread marketing through the realtor only multiple listing service (MLS)
Our marketing plans are designed to get serious buyers into your home the first week it is listed to maximize the chance of receiving a strong offer(s).
Once your home is on the market, we’ll actively communicate with agents and potential buyers on your behalf. We are experienced negotiators and will ensure your home receives the best possible offer for current market conditions.
After you’ve signed an offer, we’ll work with closely with you, your title company, and the buyer’s team to get you to closing day as smoothly as possible.
Throughout the process of selling a house we will serve as trusted, experienced advisors who can help navigate the ins and outs of listing.
